If you were selling your house to get top dollar, would you list just below a certain whole number or above, knowing it’s valued well above? Eg $799,000 vs $810,000 if it’s value at $850,000? Thanks in advance!

Your agent has tools to estimate pricing. Might be worth an appraisal if it’s a unique property. In a neighborhood it’s rarely unique. There is no pricing trick. If it’s worth 850,000 that means it will sell at 850,000 based on all available data. There is no reason to list at 799k if the data supports 850k.

Buyers aren’t fools. They hire the same realtors who help with pricing strategy on the seller side. Price at what’s its valued.

Depends what area. Some realtors on the buy side are also trying to push up the price especially if a bidding war starts.

The people I bought my house from were like this. Listed 850k, we closed at 710k. Some people truly have no idea how to evaluate their house.

I hate to be the bearer of bad news, but it’s probably not valued anything close to 850k if you haven’t been able to sell it after all these months. Especially if you’re listing it around 799k or 810k
