I see rentals sold with tenants all time. I don't think it's an issue for most buyers, especially if their investors and plan to rent anyway

I sold mine with tenants in place and it was seen as an asset because it was instant cash flow.

People buy with tenants occupying units all the time. A few downsides for you. It makes scheduling showings harder as you have to respect your lease in regards to showing the units, so you are basically dependent on your tenants to allow visitors. Second, you better hope your tenants don’t miss payments, buyer view missed or late rents as a huge red flag.
Great thanks for the info. Neither of the tenants have missed payments. Rents are $1600 each door. Redfin/Zillow estimate $439,000 - $522,000 sale price
Where is your property located?
I’m a realtor and have experience with selling my own rental property with tenants. It’s absolutely possible but harder. We did much better when the tenants were out and the house was staged. We negotiated with the renters to allow them flexibility to move earlier (they were on board) and once they were gone we could stage the house and received multiple offers.
