I own a house in the heights but was looking for 2/2s to move into after selling mine (while looking for another home). Cheapest I saw was ~2,300 and that was on the very edge of what I would say is heights. ~2700 is about what I saw most places. That being said, still seems outrageous considering it’s not much less than my 15 year mortgage
To clarify on this… a yard was a requirement for me so this could have upped the price.
I’m on westcott and Washington, 2/2, 956 sq. ft, $1750, including fees. Think the building is probably older. No balcony, on the third floor.
I live in a townhome on the other side of Taft and I think your rent is too high. Relative to other options in the area, your apartment isn’t a great part of the neighborhood and the building isn’t that nice. I’m not trying to sound snobby, I just find that rent shockingly high for what you are getting. What is the vacancy rate for that building?
But at least you can walk to Seaside Lounge.
I’m paying $2,650 base rent for 1,000sqft 1bd/1.5bth + Study, new complex incredible amenities. I’d say you’re not too far off what’s “reasonable”, its by no means cheap but not out of line for what you’ve described.

Feels like too much. Comparison from me. 1700sqft 3/3 townhouse in Montrose. 1980s build. Small but decent yard. $2300
It’s high , I have a 2bd 2bth carpet in bed rooms and stainless steel appliances as well I have 1400 sq ft and I only pay 1730 on the second floor , in energy corridor
