I own a house in the heights but was looking for 2/2s to move into after selling mine (while looking for another home). Cheapest I saw was ~2,300 and that was on the very edge of what I would say is heights. ~2700 is about what I saw most places. That being said, still seems outrageous considering it’s not much less than my 15 year mortgage
To clarify on this… a yard was a requirement for me so this could have upped the price.
That’s a mortgage payment for a decent home in a burb…
Meyerland was known for flooding once upon a time. The county has taken a bunch of projects that have changed the FEMA flood zone map. I'd say for the better.
I’m paying $2900 mortgage for a 2bd/3bth, 2500 sq ft house in the heights….
It’s only so high because I recently bought with these high interest rates 😭, it can technically have a 3rd bedroom though
I’m paying $3,200 mortgage for a 5k sq ft home in Riverside Terrace. Some background we bought in 2018 when the market was lower and refinanced in 2020 at 2.5%.

Do you like the amenities? If my rent is going to keep going up then I’d prefer to move out, and level up to something like The Sterling.
A $900 increase in 3yrs is outlandish. Leave now.
I paid $1200/mo in 2019 for a 2/2 just down the road and that lasted me through most of 2020 as well fyi.
I am currently in a 2br/2b also on Gillette and West Dallas except our building was built in 2013 so not as new as yours. We also have great views, except our dog park is not very nice, size is 1,399 sq ft. Rate is $2,236 so I would say yours is on the higher end.
I can't imagine refusing to build equity at that price. You could own a big house 10-15 minutes down the road for less.
Either buy 1br or get some renter. There's no need to pay so much rent in Houston when you can easily pay that on a mortgage.
I live in Upper Kirby/River Oaks, 1300 sq ft, 2/2 same amenities and layout, 5th floor/top floor and pay $2056. Rent was originally $2300, had a special the first year and was paying $1964, only went up a little for another year lease.

Yikes! We moved from the Galleria (behind the waterfall) 2/2 1052sqft $2480 base rent, 2nd floor (of 5 floors) pool always closed, frequent car break ins (one my fiancés) in the gate secured parking garage, reported apartment break-in’s, amenities not available, etc. out to 99/-1093, now in a 2/2 1294sqft 4th floor, top floor, $1853 base rent. Complex has Theater, 2 story gym, salt water pool open year round, dog bathing room with blow dryer, and car wash bay. I came out this way in prep to be in the area where our house will be built so I don’t have to move my kiddo from school to school. I’m happy with the move. I don’t much go into town anymore, but would recommend it if it’s an option. Otherwise, if you need to be inner city and you’re able go ahead and find you a place to buy, you’ll get so much more for your dollar!
The one thing I do miss is the parking garages that are more prevalent inner city, oh and the hallways being enclosed, like school dorms lol. But I still feel I get so much more out here than inner loop.

To me that feels steep. We own a place just off Washington that is $3100 per month mortgage (15 years at 2%). Just bought a 3 bed / 3 bath house in East River and renting it out for $3k a month (East River neighborhood is going to be great in 6 months time). If you’re paying close to $3k a month it feels like you could be paying off a note in a pretty nice area.
Rents went up by 20%, even in average properties. Yours is probably positioning itself as a higher-end complex. I don't agree with comments here suggesting you should buy. Buying a property is a liability. You can find a better deal for the square footage you have. One more thing: higher rents keep out trashy crowd which can make a big difference. Crimes in Houston are on the raise, regardless of your rent.
He should buy as Houston is one of the last affordable cities out there. The salaries are relatively high comparing to the house value. It is liability, but in the end you have to live somewhere plus you can always rent it. Think about his expenditure for 2yrs, he is drowning 66k and for 3yrs 99k. That is really good amount of money to put towards house equity. Something small from start would do.

Im paying $1,850 for a 1/1 in the Heights (Washington Avenue and Sawyer) brand new. 690 sq. Feet. Secure parking garage, gym, pool, bbq grills, 2 club rooms. They offer up to 2 months free rent now.
We were paying nearly $1900 in Sept 2021 for a similarly sized apartment (notably this included pet rent). Apts at Dunlavy and Allen Parkway.
I pay $1800 for 2/2 at Bellaire, but taking in account the increase of rents, it’s not bad at all

Yikes. I lived in your 2017 building for 2.5 years - in fact, I was the first one to live in my unit. I paid $1500 for 1bd/1ba. Does that back stairway to the dog wash still reek of dog?
Yikes. Parking garage break-ins were definitely a thing when I was there but that’s quite a low. Could never figure out why management didn’t charge a few extra bucks and start taking security seriously.
