What's taking up so much of your time? Once I get the property rented it's on auto pilot 95% of the time.

I have a handy man and a plumber that I call. Takes me 30 min per issue. Just interface with the tenant to make sure the timing works.
Also things generally don't break at my properties. Maybe you're having bad work done?
Property management company is worth it after a certain number of rentals imo.
Every couple of months there’s a new vacancy which can take up to 10-20 hours to re rent. Notices to cease, rental arrears and late payments, dealing with contractors and violations from city, accounting and bill payments etc.
To add to this, my spouse got her real estate license. Between managing rentals and doing showings for a friend (and she gets referral clients), she hits 800 hours. This frees a lot of PALS helping us.

Hire a management company like the rest of us
I think having a management company is worth it after a certain number of rentals. You need to value your time. For example, use that time to find new deals/increasing your portfolio instead of dealing with tenants.
