I am renting my home while on h1b. All I did was hire a basic property manager who takes care of rent collection and disburses me monthly rent less his fees and any approved maintenance. He coordinates all tenant issues and takes agreed upon steps. On paper I am having a passive income because I have property manager

You won't get a firm yes or firm no answer because airbnb is a grey area. It's extremely difficult to determine what is or isn't passive income. If you're doing it only occasionally then you could be ok if you pay taxes. If it turns into a business where you're doing it regularly then it becomes an issue that if found out by uscis could end up with uscis becoming an adjudicator of whether you broke any immigration law or no... Do you trust the present uscis to he a fair adjudicator for an immigrant? Or the incoming one for that matter (Trump is winning.. Dems don't have a single candidate that can take him in so far)
Comes down to what you want to risk and don't want to risk. If it were me, I would not risk my immigration status for a few thousand dollars.

The one safe way would be if you have a spouse on an h4ead. Then I suppose it will be ok as long as the account, 1099 etc is in the spouse's name and taxes are paid. But, this assumes that h4ead is always current and the extension comes before present one expires or you stop airbnb during period of expiration while waiting for new one (no different than of your spouse was working in an office)

I think it should be no different then renting a place via a property manager. In your case, Airbnb is the property manager who is doing all work for you.
But people do long term renting of houses on H1 via property managers, so physical vs digital property managers should not really make difference. If there is a grey area in short vs long term, then idk.
Grey area so what... break some laws and you are closer to becoming the president.
Regardless of the answer — I don’t think anyone cares... or you can just use a friend’s name/account.
