Pray really hard. Contractors and materials are precious commodities at the moment
And materials are not a fixed cost...be prepared to pay a LOT more than normal for lumber
Bring a pre-selected contractor with you to the inspection. Get references and get them checked immediately. The problem is going to be their availability.
Make decisions now in the layout, appliance and fixtures you want and get get them ordered once you have drawings. Determine what are must haves and what are wants.
I had a contractor start the Monday after a Thursday close. The appliances and cabinets were pre-ordered and at the contractor staging site.
I hired a contractor that had done work on other houses done by the same builder that was recommended by my broker. The agent and broker knew their recommendations depended on the remodel as well.
Make every decision as early as possible, down to paint colors, tiles and grout.
Many fixtures, building supplies, cabinets and appliances are on backorder.

Get your city permits applies ASAP, inspections should be lined up as well and maybe offer a premium if they complete on time?
In most cities only an owner can apply for permits.
