Just got renewal offer in Ballston, VA with no increase this year. Traditionally building has 2-3% increase per year.
I’d reject that and see if you can get a reduction plus something else (like month to month or free month).
We were originally due for a rent increase (rates set pre-pandemic). We delayed signing the lease and then at the last minute highlighted the economic uncertainty, and they responded that our rent would be the same this year as it was last.
Save a couple hundred bucks a month between all roommates.

WC Smith would not budge on lease terms at the Collective. Current lease ends June 30. They tried to raise rent by $200 a month and that was only if you signed a 14-month lease. Any other lease term resulted in an even higher increase in rent. The rent increase would go into effect Sept 1, although July & August would remain the current rate due to the corona bill passed by DC Govt. They also planned on charging the $500 amenity fee Sept 1. I reached out multiple times, as did other neighbors and they said they were being nice by not raising it more and not charging the amenity fee until September. They also have not refunded a prorated amount of the current amenity fee although DC Govt passed a bill saying they did.

I don’t believe they are legally allowed to increase it. Our renewal was for the same amount.
No landlord wants turnover right now. Should be easy enough to negotiate the same or similar rate for another year
I’m in a suburb in northern VA. They tried to go +1%, and I talked them down to -5%. My strategy was to do some research, and tell them I saw some comparable buildings in the $X-$Y price range. Then I told them if they could match this range I would be happy to renew with them. I made it an “if-then” statement rather than a threat, and it worked for me. You can also remind them that you’re a good tenant with a solid payment record, if that’s true for you.
Yeah it was a big building. I was tempted to take the +1% but figured it was a worth practicing my negotiating skills. Like I said, I was very polite and just phrased it as an if-then statement. Remember, they want you to renew; they don’t want to look for a new renter.
Landlord should be nervous. You’ve got leverage. I’ve been trying to sublet my apt and have had so few responses. On the housing FB groups, there’s like 30x number of available rooms to those seeking rooms. If you’re willing to move, you can get a good deal. Or at least negotiate a rent decrease and favorable lease terms w your existing landlord. They won’t be able to fill your room immediately if you leave and they know it
The Facebook housing groups were hilarious in early April. Everyone was like “I unexpectedly have to leave NYC due to personal regions”
I’m like “Dude, we all know you’re leaving due to Covid. Who are you fooling?”
They tried to increase our rent by $100 a month but we waited to see how Covid would play out. Ended up going up $1 over the year

My roommates and I were able to negotiate our renewal from a 2% increase to a 5% decrease if we signed 12 months or same rate if we went month to month plus we get the parking spot included now not an extra $100/mth
