Roommate(and close friend) and I got an opportunity to buy the condo we're renting. We'd talked about maybe buying it in a year or two and really love our place but we both graduated and started working in June/July.

Condo: 350k
Salaries: 90-100k for both of us
$1500/mo in rent each

Savings: $12k/$1k (covers 3.5% FHA)
Sister offered $8k loan for closing expenses

Debts:45k/25k After all expenses, debt payment, savings I usually have $1k/mo to spend - not sure on him

Lenders usually like to know you've been employed and have a stable job. I see getting approved being your only barrier.

At $3,000k a month in rent you would be able to afford the mortgage, taxes, and insurance over a 30 year term. Please get a good lawyer and define ownership and maintenance responsibilities. I'd imagine your monthly mortgage to be around $2500-$3000 a month including taxes, interest, insurance, HOA.

Even if you're living there, make sure to have a proper inspection done :)

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

Adverse selection is a huge issue in trading. You never have perfect information and your decision won’t be perfect for the outcome. This usually means you’re too small in winners and too large in losers.

As markets crash we’re seeing something similar. People are ignoring bad outcomes when they should be working that much harder to protect previous gains and find new ideas. Lower traffic in this thread is a symptom of this phenomenon. Don’t quit just as the value of incremental effort ramps.

Does anyone feel like they don’t want to go back to normal? On the one hand, absolutely I want to. I miss seeing friends, dressing up, going out, and traveling for work. On the other hand I have saved so much money over the past year, spent a lot more time with family than I would have ever been able to, and actually rested and been able to focus on my wellness (started therapy and treatment for a chronic condition.)

I recently joined citi. I have been given choice for to select superannuation as 13% of BS or 12500/- monthly or zero.

This is one time selection and not reversible.

I am already investing 1.5 lakh in 80C through SIP and EPF.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated.
