Thought this was interesting. Across 160 teams of researchers, just about all failed to make good life outcome predictions on things like GPA, evictions, layoffs, and others. Data followed 4.5k families across 15 years, with 13k features (varied over time). Haven't looked at it directly yet, but will be turning the docs and data inside out... In the meantime, authors claim this as showing the limits of ML. Oh, and it's published in PNAS, so you know there's some big publication energy there.

I’m in this exact situation and we live in Las Colinas. I’m in downtown Dallas and my husband is in downtown ft worth. He has a much longer commute than I do but a much more predictable work schedule.
With traffic, I am door to desk in 35-40 minutes.
Had this same scenario this past year. We lived in the HEB area and it was a bit of a commute on 183. Iriving is definitely manageable
Hi!
I’d do Irving or Southlake depending on who wants to drive less and on other geographic preferences.
Both are great places to live for different reasons.
Las Colinas to downtown Dallas isn’t a bad commute at all. Definitely manageable.
Any thoughts on the drive to Ft Worth?
We’re in HEB and commute to Dallas is very doable 3 days a week, but I wouldn’t want to do it 5x. As a heads up the 183 express lane is a variable toll so at peak times it can get up to $20+ each direction. That may be common knowledge but I grew up in north Dallas suburbs and it was a shock to me.
Commute from Las Colinas is super easy to and from downtown - I do it 3x a week. There is a toll that takes you to Fort Worth (183) but as mentioned you can get some pretty hefty toll bills if you’re doing it 5x a week. It’s also a pretty long drive, the few times I’ve done it has been in the middle of the day and it has taken me like 35 minutes from Las Colinas to downtown Fort Worth. If you are going to downtown Fort Worth I think HEB would be a good choice and maybe even more fair to both parties if that matters. If you’re going to north Fort Worth then I would look at Grapevine/Southlake! 114 can be a bit dicey but I don’t find it too bad.
Hurst, Euless, Bedford - it’s like a glob of random different cities all next to each other that are more like suburbs
Still unsure why they can’t all be one name!
I would suggest Grapevine, Colleyville, or Southlake. If you’re spending a lot of time going out in Uptown or whatever this probably isn’t your best bet, but if you want more of a burbs feel it’s a much nicer area than HEB (from someone who lived in both areas while my wife was working in Fort Worth).
Thank you!
We bought in Bedford on the edge of Grapevine/Colleyville and are close to all their better shopping but got a better deal on our house and are zoned to much higher rated schools (not a guarantee in HEB but there are a few elem-middle-HS tracks that outrank any in Grapevine Colleyville ISD). Southlake is nicer all around than any of the others mentioned here and the home prices very much reflect that.
If this matters to you HEB was recently rated one of the most diverse school districts in the country and has so far escaped most of the CRT school board drama that has been getting Southlake and Grapevine-Colleyville in the national news.
Got it! If kids/school districts aren’t a consideration, then I’d vote Grapevine or Las Colinas to split the Dallas and FW commute. Grapevine Main Street has some fun breweries and wine tasting rooms and is one of the few actually walkable hang out areas in the DFW burbs, if a little touristy at times. Las Colinas has tons of restaurants, Toyota Music Factory and the Campion running trails are nice.
