The demand for $1k tables is low, and has declined rapidly over the last 10 to 15 years.
Also, the operational costs of a nightclub are quite high since you’re hiring bartenders, servers, talent (DJ / Gogo dancers), security, etc…
There’s also a lot of licensing and permitting nuances to navigate. Residential properties have a much higher and broader demand, with way less overhead.

Up to 1k? That sounds like 2004 prices, or maybe a venue in a small town. Running a club , or a restaurant, takes a lot of effort.
Barrier to entry is high, along with other things people mentioned. Look at the stats on failure rate of restaurants and clubs - it’s not great. It’s very risky business and as they say location, location, location. Also very fad - when it’s not cool anymore for whatever reason, you can go under fast. Some people make it for decades but it’s super rare.
