I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

Really confused as to whether to incorporate my NY- based makeup startup as an LLC or an S-corp? Not based in NYC if that matters and no revenue yet. Should I be looking into Delaware at all (specifically a Delaware C-Corp) if I do plan on raising capital at some point down the line? Also - for any FDA lawyers out there, what is the problem with developing makeup (specifically foundations) with SPF? I've heard it's "heavily regulated." What do I need to be aware of? I have a partner on my project who is full of feedback and suggestions but has never once said thank you to the team for their hard work or acknowledged our strengths. He comes off as very lecturey but the project is going according to plan and the client is happy. I think a little positive feedback would go a long way. Would it be rude of me as PM to ask the partner to strike a more positive, encouraging tone in meetings?

Hi there. Myself and a photographer are joining forces to build a creative “agency”. We’re having some trouble figuring out how to give pricing and packages in a way that helps clients understand what they’re getting on design/photography side and how we came to our estimate. We don’t want to give much leeway for them to pick and choose what tasks or functions we can “do without” if there is a need to negotiate but also want to remain transparent about the breakdown of cost. I applied for a job at Visa and was contacted the same day. A few days later I had a 30-minute screening interview with the hiring manager. I knew I was very early in the process since the job had only been posted for a few days. It's been 3 weeks and I haven't heard back, even after reaching out to the recruiter.
