I lived in South Beach for the past four years and loved it. Tourists tend to stay near the beach, and you rarely see many past Euclid St. The area near Whole Foods is great for locals, with plenty of walkable spots and non-touristy restaurants. Plus, you’re still just a 10–15 minute walk from the beach. Highly recommend it.

Well… u can be where people live or where tourist stay. Pretty much the same issues you would expect to encounter in any similar situation in any larger urban place in the world.
What are the tourist areas from your experience?
Miami Beach is nice in theory, but, in no particular order, here's why I've never considered living there (I'm born + raised in Miami): 1) the flooding during king's tide, 2) Spring breakers, the curfews, the crowds, 3) very touristy area unless you go up to North Miami Beach, 4) traffic is insane to get in and out whenever you need to. I love the idea of being on the beach, seeing it from your apartment, going for an afternoon swim whenever you want, but for me the trade-offs aren't worth it.
