Declutter. Give away or store prior to eventual move.

If you have outdated furniture get home staged

If you have rooms painted odd colors - that only you like - get rooms freshly painted

Mow your yard regularly and weed whack and blow driveway and gutters

If one or both of your immediate neighbors rarely mow offer to do theirs free because you are selling.

It’s amazing how some people let everything go to hell once they decide to sell. Former neighbor stopped mowing, got knee high weeds and complained about low offers.

Downloaded the “Days” app. No frills, no extras. Just a number staring you in the face. I’ve made it almost habitual to open and check... even multiple times a day when I know the day counter hasn’t changed, but it’s helping and encouraging. Each day is a sense of accomplishment and a win over the pull of my own thoughts. Forcing my willpower into further restraint. 10 days strong so far.

PSA - We are headed into a self-imposed economic slow down. Now is not the time to lateral but if you do, I would make sure you are at a recession-proof practice or firm. The top law firms will be okay (they always are) but if you are part of a larger group of associates with no work, you are likely to be axed. Latham did it in the 2008 and 2011 and it will happen again. If you are an associate or really anyone but a rainmaker, you are expendable.

I’m currently in a 1BR for $2400. Am I crazy to pay $3k for a studio in a much nicer building in the same area? My current building is trash and I realized having an updated kitchen, bathroom, and laundry room would be really nice, but not sure if it’s worth the price tag vs finding another place at $2500ish. I’ll be local for the foreseeable future even post-COVID

So the app description says this is where is can ask how much we should get paid. I work as an Associate in a boutique office. I work directly for the owner, we’re only 3 employees including her. What we do: we represent liquor license applicants in the process of getting a liquor license in NY. That includes filing the application and dealing with community boards or any other related meeting or hearing.
The office charges between 3.5k and 5k. Does anyone else has this job?? How much $$?

For the NJ folks who work in NYC - my potential new employer has offices in both NJ and NYC. The NJ office is a 1.5 hour drive vs. NYC ~40 min commute via train. Still very much hybrid work arrangement. Given the option, which office would you prefer to be based out of and why? Mostly asking from a tax perspective. While I believe it’ll even out when filing, I’d be paying state tax in both states throughout the year, right?
