I’m not sure what you mean - why would a seller make an offer? Do you mean when would they stop accepting back up offers?

Correct

After you have released all contingencies, then you are on the hook to close.

There’s no requirement for a seller to stop accepting backup offers until you close the deal as the buyer. However, if they accepted your offer, they have to give you the opportunity to meet the contract they agreed to, which likely has specific windows for releasing contingencies and/or closing all together.

If you’re looking to negotiate the terms of your deal, you have until you release all contingencies to make that happen.

What are you concerned about? Someone else outbidding you after the sellers accepted?

If you have a signed contract and you’re meeting your deadlines then they can’t accept a higher offer. We had a seller try to do that with our house. She tried every which way to get out of the deal but her lawyer ultimately told her she couldn’t unless we backed out.

Outside counsel has been prepping company witnesses for a trial in August. It is my subject area so I am supervising outside counsel. I did not, however, choose the counsel. He is doing a really awful job. Co counsel is better, but not great either. Higher ups love the firm… I do not want to micromanage, but I have genuine concerns about outside counsel’s ability to try this case. How do you handle remote teams being in different time zones? Right now we have a ton of team leaders on the west coast with the core team on the east coast and because of that urgent requests keep coming down after hours with the expectation to address it immediately. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated.
