Social media makes it seem like every agent is closing luxury deals—but a lot are barely scraping by. Deals are slow, competition’s high, and most brokerages don’t teach you how to actually run a business.

So why are so many agents struggling?

Too many in the industry?

No real mentorship?

Poor money habits?

Unrealistic expectations?

I recently went freelance as an EP and started my own LLC as well (to get the full benefits of being a freelancer). Some agencies and clients want to pay on a W2 versus 1099 / as an independent contractor. Should I still take the gig if W2 or stand my ground and pass?

How do I say to my counselor, "be prepared to see a big fall of my utilization because of things out of my control" without sounding like complaining or having a lot of negativity?

I received a job offer last week from Alvarez & Marsal to work as a consultant at the Transaction Advisory Department (financial due diligence team), where I will be paid more fairly (salary & bonus).
