Seems silly to have a second bathroom in such a small space, especially if efficiency is a priority. Just make a bigger bathroom with a tub (some people do prefer bathing) and extend the closet slighty.

Yes. Make the main bathroom larger, put in second door to living area so they don’t have to go through the bedroom. To bedroom use French doors to bath opening into the closet. Use extra room saved from second bath for a closest. If you could move the door would flip dining and living room area.
I like the concept, but I'm confused about some of the details. Where do people keep coats/outerwear? Not sure a coat rack is really enough unless in a very warm climate. What about broom/linen closet stuff? this seems like a lot of clothes closet but not a lot of other storage, unless that's what I'm looking at in the front that I assumed was dressers or mechanicals. Or is the idea that it all goes in one?
Are there no windows in the living/dining area? That seems like the primary space where they would be wanted. Unless that's a long one over the TV? And the bedroom wall seems to not close on one side of the door.
I like a second half bath even in a small space, but it could probably be smaller to make room for another closet or a stacked W/D or, if not feasible, set up the single bath with 2 (maybe pocket?) doors -- one from the common space and one from the bedroom closet as shown.
My thoughts:
1) I like the two bathrooms, the one in the living area seems oversized, and could allow for more room in the one in the night zone
2) Would it make more sense to have the dining area closer to the kitchen i.e. switch with the living / tv area
3) Good choice in having walking closet before the bathroom in the night zone

Why is the dining hall away from the kitchen? It should come next to the kitchen and not the living room
I love working out floorplans. I've renovated a few homes and have a few suggestions that might improve your plan. Natural light-- your south wall could benefit from windows (large preferred but eyebrow windows if the outside view is less than ideal). Storage--consider adding a coat closet to the right of the entry door, adding buffet height cabinets along the rest of the dining room wall, and making the entire wall behind the sofa a bank of floor to ceiling storage cabinets. Panel the exposed end of your fridge or add a 12-15" pullout pantry. Trust me, you'll regret not finishing off that view. The door to the bedroom needs some further detailing. Consider upsizing some of your furniture; current pathways appear quite generous. Lastly, do spend some more time on the baths and how they're configured. I don't think there's any other space where sizing and placement choices matter as as much. Happy building!
Would not rent.
1. The massive walk in closet is great but there is no other storage? No coat closet? Linen closet? No pantry in the kitchen?
2. No W/D. Not even hookups. We're not going to laundry rooms/laundromats in 2026.
3. That half bath could be better used for the W/D situation and a door could be put there for guests to access the bathroom without going through the bedroom.
4. No patio or balcony - outdoor space is just as important as indoor space.
80 meters squared is not small? That's about 860 sq feet for us Americans. That's pretty decent for a 1 bedroom apartment. My current 1 bedroom is 760 sq feet.
Basically we need to make houses smaller and smaller until everything is like Tokyo
Homedesign365 could turn this space into 5 different units with galvanized steel beams and screws borrowed from his aunt
