There’s a tricky legal procedure you can utilize that has some precedent. It’s called “don’t accept the offer”

Is the buyer moving into that unit? Are they asking you to terminate the lease or just telling you that they will terminate that lease?

Not at all. 60 days is more than sufficient time for your tenants to find a new place and you can provide a landlord referral. This is the same notice period required for many states and counties when you are not renewing a lease, a tenant chooses not to renew, a lease is beached and you’ve given notice to vacate etc.
Also it seems unlikely based on what you stated and how the place was on the market that the tenant wasn’t aware this was a possibility or and that you were selling.
60 days is a really good grace period, laws are required to be followed for any vacancy request, you can provide the option of extending an extra nice hand. Good luck with the sale! Good job!
I wonder why the buyer even mentioned in the purchase offer that they would be vacating the tenant. Once they take over ownership, they can vacate them if they want.
