Lenders will likely require 20-25% given it would be a second property, albeit your primary.
If I make a prepayment to bring the mortgage to 20% equity right before I buy my second property, could I do 5% on the second one? Being that the first property will be cheaper than the second.
I purchased a duplex with 5% down and got approved for another at 10% down 1 year later. The difference here is half of the first property is rented and I will need to get a tenant signed before closing or the bank will not go through with financing on the second
And the banks are not usually strict on the % down. As long the total monthly payments for all properties are under the dti requirements then you can do less down. For reference I got a total credit line of ~$700k on $180k HHI at 26yo and paid $60k out of pocket

Did you use an FHA loan to get the 5% down? Regardless of equity on the first home, you can’t buy a second home with an FHA or VA loan. I don’t know of a lender that would allow you to get a second mortgage at 5% down, plus your interest rates will be higher than the first. Talk to a lender to get pre-approved and see what you can afford
