I bought a property with 5% down. If after a couple of years I decide to move and rent this out, can I buy another property to live in for 5% down or does it need to be 20-25% down?

Lenders will likely require 20-25% given it would be a second property, albeit your primary.

If I make a prepayment to bring the mortgage to 20% equity right before I buy my second property, could I do 5% on the second one? Being that the first property will be cheaper than the second.

I purchased a duplex with 5% down and got approved for another at 10% down 1 year later. The difference here is half of the first property is rented and I will need to get a tenant signed before closing or the bank will not go through with financing on the second

And the banks are not usually strict on the % down. As long the total monthly payments for all properties are under the dti requirements then you can do less down. For reference I got a total credit line of ~$700k on $180k HHI at 26yo and paid $60k out of pocket

Did you use an FHA loan to get the 5% down? Regardless of equity on the first home, you can’t buy a second home with an FHA or VA loan. I don’t know of a lender that would allow you to get a second mortgage at 5% down, plus your interest rates will be higher than the first. Talk to a lender to get pre-approved and see what you can afford

Based on the Gross salary offered I have calculated the in hand salary per month would be around 152000 considering 150000 in 80C, 50000 in NPS and 200000 deductions due to home loan interest. Total tax liability is around 400000. Any other options do I have to save tax further (other than HRA, LTA)? Thanks in advance.

Is it too late in our lives to jump into a mortgage?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

On his website it looks like each module has a 4-day virtual class which I wouldn't be able to attend due to working full time. Question: I have a client who started a restaurant. He leased the land and bought shipping containers where he spent money contracting out to turn them into bars. I’m having a tough time determining how to depreciate this! First thought was leasehold but he’s not making improvements to a structure...he owns the structure! But nonresidential real estate at 27.5 years doesn’t make sense either as it’s not a brick and mortar building. Curious on others thoughts! TIA

Hi guys. So I’m currently an AM in Audit (Private Equity) with KPMG. Got an audit Mgr role with BDO and also interviewing with a top PE firm for a Valuations Associate role. I strongly think I’ll get an offer but I need to accept/reject my BDO offer asap as I’ve stalled for too long just to buy time for the PE recruitment process to be finalised.

Finally got an offer accepted on a home I love! (In DC) Spent months searching. Next thing is getting to the closing date.

Now I feel super anxious about everything going thru and getting the keys. How difficult is that process of getting to close, have heard the underwriting portion could be a headache?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins.
