Any idea where I could secure the rights to this song for festivals and online? (I’m only needing to use 45 sec of the song)

So I've been at my job for 5+ years as a data analyst/back office support team. I made my way up into making a little over $40k. I've been WFH the past 2 yrs and overtime more than half my team has now been pulled out to work for a diff department which resulted in me taking 90% of our daily tasks to handle. My father took a home loan, and the same home is kept as mortgage.
I'm paying arround 22k emi for the same but unable to exempt tax as the loan is on my father's name.

I googled a lot how to transfer it but neither gift deed nor sale deed would work as the property is on mortgage that's under bank's ownership (until loan is fulfilled).
Tax is also getting deducted, I'm paying hefty emis.
What can I do?
