Samsung refrigerators are shit. Don’t buy any Samsung refrigerator with the ice maker in the refrigerator portion. They don’t work and Samsung can’t fix them.

Avoid Samsung and LG and all the other cheap brands at all cost.

If this is for a rental unit, buy the least complicated pair you can find. No fancy “steam” dryers or WiFi gadgets, just a solid set that has the basic cycles you need (regular, delicates, towels, heavy) and mechanical controls. Be sure to have the dryer vent cleaned before installing the new dryer, because most all newer models have sensors that will automatically shut off the unit if the vent is blocked at all. It’s a great safety feature but super-annoying when you have to keep restarting the machine.

Started talking to this guy through group a group telegram and one day he offered to pay for my lunch as I had helped him out with something. Since then he has been offering to pay for my dinners, salon visits, shopping etc and I have accepted 3-4 times. I am in a steady relationship and my boyfriend doesn’t know about this. The other guy just says he likes paying for my stuff and there’s no agenda. Is this a little weird?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

New strat folks.
1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
5. Have another business generating revenue to offset this.

I’m planning on getting my real estate license this spring! My biggest hesitation is that I currently live downtown Chicago and do not own a car. I really do not want to buy or lease a car as the area I live in requires a garage spot to park. Is it realistic to believe that I can be a real estate agent in Chicago if I rely on Uber/CTA?!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?
