Can condo board prohibit me having parakeets? They are not loud hence no voice complaints, and it is condo, not coop. Birds stay within my condo walls

They can't physically prevent you. They could fine you, if and only if, your association bylaws preclude parakeet or other more general animal descriptions.

Deloitte 1 I didn’t know about bylaws. This is my first property in the states. I paid thousands to my lawyers who should have provided me with all that was needed.

An HOA can basically make any rule that enough people vote into the bylaws. They can say that you can’t paint your house pink, or can’t hang anything in your windows, or can’t make noise heard externally between 9am and 3pm if they wanted to.

What matters is what’s in the bylaws. If you have a mortgage, most mortgage companies will require you to receive a copy of the bylaws and sign a paper that says you read everything. From there, you should definitely attend any HOA meetings you can and keep an eye on anything they communicate, especially around new rules.

My condominium is self governed. Out of eight families, three are in the board. When I bought the place, I was never given governing documents / bylaws and was told that whatever happened in my condo walls, wasn’t their business as I own the walls and all inside… how frustrating

I find it odd that you didn’t read the bylaws before purchasing. They can say any crazy thing they want in those bylaws. You could probably get around it by getting them classified as emotional support animals like the renters do.

😂 I use to prank my sister. Every year I’d make a trip to Goodwill and find the ugliest most offensive thing I could put in her HOA yard. She never looked so it would sit there until someone told her. It’s GenX humor. Don’t let the intrusive thoughts in op!

I don’t see why not. I’d run it by the board in case they are a bunch of Karen’s who fine you for stepping out of line. But I think most people are reasonable, especially since you said it was self governing

So, I started working full-time at a retail store for clothing and accessories and after a brief dispute with my supervisor (my bike broke down which made me come in 20 minutes late to y shift) they told me that it seems like working is not my priority, so to make it easier on me I would only get 20 hours a week. I share my first property with a family member which is my primary home. If I buy a second property (and keep the first property) and live there, does that second property now qualify as my primary home?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Planning on buying a house with MIL. She would lend us half the price of home interest free in return for being able to live in it rent free. We’d have 100% ownership. Repayment only required if we sell the home.

She would maintain the place 100%. We would cover races and insurance.
Relationship aside, does it sound like a fair deal?

Current Tenant Rent: $1075, Monthly Payment: $400 (with property management), Initial Repairs: $2-5K, Down Payment: $12K

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.
