But then you realize that rent usually goes up, and mortgage payments are mostly fixed. 3 to 5 years later, when you see some appreciation and your mortgage hasn’t changed, it will feel like a better decision.

Sure. That’s why I said “mostly” fixed.
I’m in California, which has limits on how much property taxes can go up. My mortgage payment has gone up by less than 10% in the last 5 years. Rent in my area has gone up 30%
Assuming you didn’t overspend or overborrow, you should feel good about being able to buy a house. You made the choice to do it, now enjoy it and don’t stress about it. It serves no purpose.
