HOA’s are almost universally hated for, among other things, raising prices and special assessments.

However, HOA’s also hold elections. So if the majority don’t want a price increase, they can probably vote out the board, run for election themselves, and lower the price. But that is rarely heard of, so does that mean those unhappy are a vocal minority?

People hate it when dues go up.

But they often go up from deferred maintenance and not wanting to tackle big dollar projects.

No. Sane people don't want to deal with the people / issues that being on an HOA board involves. I can't generalize, but in my experience, there are always one or two people with personality issues that are involved (even if they lose elections, oh they will stay involved) that aren't worth others' time to deal with. That said, my complaints about HOA generally are about bad / ill thought out policy. Of course, the cost of everything goes up with time and you need occasional assessments. They mismanage finances, but not to the extent that it is worth dealing with the headache.

I think some level of dues increases are inevitable as costs go up over time. To me the issue with the HOA tends to be the dysfunction, personalities... The people managing them are often not financially savvy, so it probably has a cost, but that isn't the biggest issue. Some cost increases are necessary, some are due to bad management (unintentional), and I guess sometimes you may have some ego project - i.e. repainting / paving / adding something that the board wants to say they did.

In my experience the silent majority want to be left alone. It’s a very vocal minority who actually want to run and assume a role on an HOA board.

I have a friend who did exactly what you are suggesting and they said it was one of the worst years of their life. Once you assume that role you have to listen to all of the various and sundry problems from members. It’s also not that easy to change things. You have to continue paying for those contractual obligations that the HOA has entered into that are causing the budget shortfalls. Add in that the effort, cost, and time requirements needed to alter HOA covenants, which are legal documents, can be extremely high and the problem becomes very hard to resolve.

HOAs are like all government entities. The voters always want more service and complain that it’s too expensive. The board is responsible for maintenance of the community and in many cases the building which everyone wants and needs and doesn’t want to pay for.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
