How are you all renting your apartments, specifically in the NYC region? I’m a bit hesitant to use a realtor since Last time I used one, it took close to 3 months because no one wants to pay the monthly fee. What other creative ways to rent out your place besides doing it yourself?

Not sure there is a 3rd option.

Also to be clear it's not typical for the tenant to pay the fee. That typically is landlord's pay (tho if you convince someone to pay it more power to ya)

That's wild. As if NYC wasn't expensive enough. I guess you could split it with the tenant to make it more attractive?

Just sharing that tenants don’t want to have to shell out at least 3 months up front: one month security deposit, one month rent, one month broker fee. Finding a way to reduce the realtor fee is the ticket.

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
