i currently work for a small REIT as a leasing analyst and i am looking to transition into a large commercial real estate organization (JLL, CBRE, etc.) working specifically in transaction management or land services. any suggestions on how to diversify myself from other applicants? what specifics do those large organizations look for when hiring for entry/associate level applicants?

I think for positions at CBRE you need to make sure to read all the job descriptions. Titles don’t always match the job descriptions. Also, reach out on fish bowl for a referral or lead.

all good! essentially, i look at our current properties and use different tools, like Yardi, Costar, etc. to calculate what i feel we should be receiving in rent from our tenants.

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Has anyone here used New Western to buy real estate deals?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
