I’ve fully renovated 3 properties and am working on my 4th right now. I now have enough capital to where I could take on 2 at once, but would I’d run into capacity issues. Any tips on planning which pieces of the work to hire out vs prioritize myself?

Hire it all out. Money is made or lost on the purchase. Delegating / subcontracting will be the only way you can scale. Your best use of time will always be sourcing / managing / leveling up at your day job compared to anything hands on related to renovation.

DIY is probably fine for your primary residence, or as a hobby. But not a suggested for anything business oriented.

I also don’t have the network of contractors as they’ve all been in different areas… but have experience dealing with contractors remotely

Scale and manage risk effectively. Hire it out. Buy at a good price and get your cash flow asap.

I can really use some direction. My background, I've worked 2 years in strategy and am currently coming off an exhausting year 2 in investment banking. I didn't particularly enjoy either role and am not interested in moving over to the buy-side or some monotonous FP&A role. Everybody says there's exit-ops aplenty, but I find myself with less options and even more picky than I did as an ambitious T2 undergrad student. Where do I go from here?

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

Good evening all,
With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then. For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?
