Yeah I mean I just think realistically you have limited control on the type of guests you have. I think you can mitigate risk with party size limits, strict wording on rules, and stuff like “neighbors are very noise sensitive” to filter out some people. The good news is that Seattle isn’t really the destination for nightlife so we don’t have like bachelor and bachelorette party crowds
There are several factors that would influence the type of guest you have such as location, bed count, price, etc.

House next to me became an Airbnb about 6 months to me. 3 sorry townhome, usually families and girls/Women’s weekends because of the rooftop deck. Haven’t seen any rowdy people yet
I mean that my roommates and I are 24 and enjoy having a good time up on the rooftop deck. Always fun to have other people on the connected decks having a good time as well lol. Far from the norm I would expect though haha
Just price it hella high so it roots out the obnoxious
Try it and find out. Haven’t done any market research.
