I rented a house that had been vacant for a bit & the prior tenant didn’t do a thorough job cleaning up. Agent indicated the owner would be open to having the house cleaned but I would need to have the house professionally cleaned when I moved out (that was fine w me). I just received the bill from the owner for $250, which is super annoying bc there was no expectation communicated that I would foot the bill for this, more so bc the cleaner did a LOUSY job. Evening! Dog owners who live in condo rentals downtown.. did you tell your landlord you had a dog? I’m in a rental with a lease that says no pets (i’m sure a common clause?) and i didn’t have any pets moving in. 6 months in, i got a puppy lol. I don’t want to invite potential conflict by updating my landlord, my lawyer partner says the no pets clause is void in toronto anyway - but I worry about a bad landlord reference if they find out i.e come for repairs.

I’m finally hitting a stride (now in my mid-30s) and have some cash to play around with/invest. Any suggestions or recommendations on good, long-term strategies (and/or things I should absolutely be doing) for people not familiar with having a tiny cushion of wealth? Also open to “you should hire a financial advisor, etc..”
