What’s Opus London like?
Big mood. 😴
Hello fellow introverts! Instead of talking to people I have an Instagram account to shout my opinions about books into the void. Id love it if any of you would be willing to take a look and give me feedback on the reviews. I feel like they aren't quite at the level I'm aiming for.

Pay for a professional clean after the works
That’s what I would do. Also suggest that you pay for some boxes they can use to store items that might get damaged or dusty, even accidentally.
Are you asking what to do with the tenant? Depending on your relationship, I’d offer the tenant a discount for the month (I did something similar when I did minor renos to tn condo with a tenant living there)
Yeah. They can continue to stay in the unit when the work is done. Wont take more than 2 days and all essentials, heat etc would be working.
Do i still need to compensate them for anything?
You don’t have to but even a small gift card would be a nice gesture.
Are you doing this work through mass save?
We did the insulation through mass save and it was a good deal. I would say they did a strong job cleaning. I think someone has to be there when they do the work to sign off. If it’s not clean enough you can say so and they’ll address it.
For us it was a STR and no one was there but I didn’t need to bring cleaners in again afterwards.
Ideally do it between tenants, otherwise by VERY upfront about what is happening, the alternative you're offering (probably a hotel), and offer some comp for their trouble. Believe me, making them feel seen is money well spent vs headaches, bad blood, and post-hoc negotiations.
