Mold in Closet - Advice and Estimate Please

Could someone help estimate the expected entire cost and timeline to remove and repair this? I have reached out to a couple people who remediate mold and I am waiting to hear back from them. Should I expect this to cost to be over $5,000 if only drywall, carpet and insulation need to be replaced with removal of mold? How can I add multiple characteristics within one cell and make sure that a pivot table can read both values independently if needed? E.g., I have a column titled “color” and in one cell I write “red” and the other “red, blue”. I’d like a pivot table / formula to be able to count that there are technically two “reds” in this data set. Any tips?

I left my job about a year ago to relocate, make sure it was the right decision and start a side business in the mean time. Now I’m actively looking for a new sales position, have tons of experience, but am struggling to even get a response from job apps. I am wondering if this is because of my employment gap? Has anyone used Loan Cabin to refinance? They seem to have the best rates.

I'm a first time home buyer and got pre qualified back in Jan. Hard pull on credit docked me a few points. I wasn't able to close and now considering another hard pull for a different mortgage company offering better rates.
I'm new to this and this may be a stupid q but I'm looking for input from the bowl on whether to do this hard pull and get pre-qualified with a few more mortgage companies. Any advice is appreciated. Thank you

How do you judge a low ball offer with how the market is changing? Earlier this year, you would look at comps and say this is the value. Now with rates going up and people pulling out, how do you justify the value? (View point from the buyers end)

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
5. Have another business generating revenue to offset this.
