Like you I love this urban energy and I like to live in a walkable area. A few block from the beach you will only find old and expensive buildings. It’s also a mess because of tourists. I used to live in west ave, the bay side of south beach. It’s a residential area with a few walkable options. It’s 20 min walking from the beach but I think it’s over priced.
Edgewater, Brickell and mid town have more fair price options and it’s just 20 driving from the beach. I’m currently living in Edgewater and can go biking to the beach.
Honestly, (from someone who lives right next to Miami) I recommend renting in South Broward county. You’re away from the insanity of Miami and the drive isn’t terrible unless you need to be in downtown. Takes me about 35 minutes to get to Kendall from Pembroke Pines. Pembroke Pines is extremely nice and much quieter. It’s the suburbs, but my 1/1 apartment (785 sq/ft) is $2200 after everything.
Just stay where you're at. Rent has gone way too high in the last 3 years. 2.5k for a studio is insanity.

Yes - around $2,500-$2,600 in the midtown/Wynwood area for a studio right now (which is still absurd, but good location)

The beach has a lot of traffic and floods. Consider Brickell or Midtown area. Or maybe Doral.
Midtown is a small residential area between Wynwood and the Miami Design District with lots of young professionals. It’s walkable with restaurants and shopping like Target, Trader Joe’s and Starbucks. You can walk to Wynwood, Miami Design District and Edgewater and it’s around a 10 minute drive to Miami Beach.
What areas are you interested in - urban or suburban area or the beach and go from there.

What other neighborhoods would you recommend for a mix of options to do without the party crowd. I’m single, so I don’t want to be in slower suburban-y areas but at the same time I’m also in my 40s so I don’t need that party crowd.
What does sites are popular for apartment hunting in Miami. I’ve been using Zillow.
I didn’t realize they do rentals too.
Does anyone local expect the rental market to deflate a bit, or are those days long gone?
