Recently divorced. Never really done any buying of anything non-apparel without my ex-husband's "help." Now I need to find someone to help me through the process so I need to get a realtor. I'm terrified these people will rip me off or try to screw me because I'm new to this. What should I ask a realtor to really vet them well before hiring? How do I know they're legit? Should I ask for referrals/reviews?

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

Is there any way to protect yourself during the home buying process and validate what realtors are saying when it comes to their “negotiations”? I feel like not being part of the negotiating conversation (it’s all he said / she said realtor to realtor) makes everything feel shady and that I can’t trust I’m getting the truth from the realtors. Is this just something we’ve to accept about the process? There’s no transparency and it feels like we are fed lies!

In my market, you have to waive financing and mortgage contingency to even be considered. Annoyed this is now common practice. 😞

If you think a house is way overpriced, can you offer 15% below asking? I’m embarrassed to even ask my real estate agent but this house has been listed at $440k for 90 days and their is a comp right next door that is much better for $380k (top end of my budget). I went to their open house and the selling agent said we were the only ones who showed up.

My first time buying a home and my fiancé second. Last time he was able to sit down with the loan officer and review any questions he had about the documents because there is a lot of language in there that isn't used by average people. Our current loan officer from the same bank branch wants to do everything electronically, and it's a battle just to get our answers. We're willing to lose the loan before signing on to a debt of $350 without knowing all of what we're signing on to.

I went from making $70k the last 7 years to now started a new job a month ago making $130k plus $10k bonus every year, and $60k in RSUs. I have $70k in my 401k and around $50k in savings. Want to get out of the Silicon Valley which has been home my whole life and buy in TX or AZ a ~$400k house. I have about $20k in student loans which my dad has offered to pay (wants to make up for never supporting me) but I’m waiting to see what Biden decides for student loans. Is this feasible?
