I love my broker, she’s wonderful and diligent and I don’t want to change her (she’s also compass), and I also don’t want to compromise on price any more than I already have (for a lot of reasons). I know the market is tough. Any suggestions as to what I can do?
Neutral, minimal decor has a higher perceived value. I’d verify price with current comps, re-stage, add more photos and a video tour & re-list it with new description. If you got “no dishwasher” as feedback definitely address that. The entrance is a better 1st picture in my opinion, unless there is a view. Add pictures of any local amenities/park/shops - don’t assume a local is your ideal buyer - out of town shoppers will buy sight unseen, but need a vibe. Verify your agent called back every showing & got detailed feedback from agents - and have her call back the one who backed out to see if they would make an offer - or counter them with a concession - rate buy downs are very popular - but what do THEY want? I’m happy to chat with your agent if she wants some more specific tips.

CD1- yes I bought it for 560 over a decade ago, at the bottom of the market. Put substantial improvements into it - redid the kitchen, put in new flooring, retiled the bathroom, new appliances, etc. I’m going to look into the dishwasher option.
Square footage is not included - that’s usually a red flag from buyer’s perspective
Not part of coop offering plan usually, I believe. So don’t want to risk presenting wrong info. Condos you will see/have unless hiding.
Also consider that it’s winter and people may not want to move during winter.
Spring might be better
Peak sales are April-July, but people buy all year long.
If anyone has solid advice I’d really appreciate it.

The market will dictate the appropriate price without regard for your feelings. It doesn’t matter if you think the price is “fair” - if you don’t have offers, then the price isn’t fair.
