One thing I’m struggling to understand is to make a lot of money with rental units, you need to scale to make the big bucks. That, or wait 15+ years for the property to be paid off to then start cashing in. Has anyone decided to do other markets such as commercial real estate to make larger ROI?

Commercial can be a good investment, but you need to look at the pro-forma… but that typically requires substantial capital for the right performing property…

The question that always needs to be asked is why are they selling… most people don’t exit properties that are high-performing… but I’ve had clients that have run into deals where the purpose of the sale is because of an estate disagreement on the property…

Yes, in Chicago, mid-market is a sweet spot for ROI (6-20 units), because the retail investor will focus on subscale 2-4 (for FHA) and the larger complexes have larger investor groups / syndicates tied to it

The way to make the big bucks is to buy multi unit properties. Not single-family homes.
