Those options don’t seem to belong in the same category.
MBA is worthless and if you are going to take a course let your employer pay for it.
Invest in your future, buy a home not an apartment and not in NYC.
That way when the market shifts again you’ll have equity and that’s transferable. A job .. no one has to give you a job because you have an MBA. Everyone has one or more…
I’ve never been on a hiring team with leaders and they said yep that dude has an MBA let’s go with them.
Be wise grasshopper
MBA..if that is what you want to do. You don’t need an apartment in nyc without the income to support it
Take the apt, try to get a 2 bd, rent it all out, or rent out a room for income/HOA, try to get into a part time MBA at NYU or J term at Columbia, 2 yr if you need an Internship to pivot. If you get in outside NYC you still have apt income to keep you afloat.
Rising Star
Apartment. You’re already in T2 so marginal gain of MBA is less.
Can you get Student loan interest rates that are lower than mortgage rates? Probably yes. So optimize for total cash value of the portfolio.
Only hiccup is there’s not a top 5 MBA in nyc
Chief
Apartment. Make sure you can afford the HOA fees.
I’d focus on a job with career progression and growth (if you don’t have that already). Most consulting firms pay for MBA if you get into a top program.
im currently in strat consulting (T2 not T1) so no sponsorship unfortunately...but good prgression
What consulting are you doing now and do you want to pivot?
one of the T2s
How many years of the apartment are they paying for? Just 1 or forever? If just 1, then MBA if you can get into a target school. If you can’t get into a target school, the only reason to get an MBA is if you don’t have a business oriented degree and want to pivot to a different career. If parents are offering to pay for the apartment for multiple years, that might be better.

IMO the amount is the most important factor. 200k? 500k? 1m? I’m assuming purchasing in NY would require a good amount.
Why NYC?
I am so shocked at people thinking like society is going to function in the near term future as it has been for the past 30 years. AI is going to decimate strategy consulting and many other professions. Why would you give an institution $200k plus to learn what you can learn for free to start a job that might not exist in 5 years? Invest the money in yourself and your family. We all need a place to live. Buying in NYC is no guarantee of return. Save your money and invest it and rent cheaply until you know where you want to be. Plan for a future where you learn how to use AI or robotics or something that enables you to have wealth if 50 percent of white collar jobs were gone in 5 years.
