Have heard a lot for different opinions on these. The logic is that it’s easier because there is a lot of supply in cities like NY, Chicago and SF, but the counter argument is that the offices with less supply are also way smaller and have a lot less demand.

I agree with you, and frankly we shouldn't have representative lines at all. Elections and politicians and the whole legal industrial complex are a huge cost. Maybe this was a good idea when a million people lived in this country but it doesn't make sense at scale.
Statewide elections for executive (president) and state wide elections for senators. Executive names all other executives (county commissioner, city mayors, etc) and senators pick all local reps (state rep, city counsel, etc.)
