Hi please give me guidance. I am studing for far. And it is sooo much material. I am a tax person so it’s a lot. I am done with chapter 3. I have off until this Thursday. I plan to take the test beginning of august. My goal was to complete the video/ chapters/ and do a first go at the questions during my time off.

I’ve taken FAR a few times at this point. I got two 74s and this past one I got a 70. I felt like the last exam (which was a few weeks ago) was extremely harder than the other ones. Has anyone else noticed the exam getting extremely tough? Or do you think I just got a one off?

-Multiple investors that can be onboarded anytime

How long is the recording delay in your jurisdiction?

Over a year ago, I lateraled from a firm doing mostly land use/development to a volume lender debt finance practice. By volume I mean I’m on 15+ deals a day. I don’t think this is for me….anyone have any other CRE practices that they enjoy? If a lien was placed in one persons name on a property held in joint tenancy with survivorship and the party who’s name was on the lien (one of the joint tenants) dies what is the status of the lien?

Pro se plaintiff, an attorney, filed a complaint alleging mold defects after closing on a property. Client, layperson, may have agreed orally to a settlement amount without proof of damages prior to filing appearance and obtaining an attorney. Client filed appearance pro se, then plaintiff sent over a draft settlement agreement few weeks later which client didn’t sign. Client then got an attorney, filed answer, etc. Can this oral agreement be voided for coercion, indefinite mat’l term, etc?

Are paralegals supposed to be the ones handling title/survey/zoning?
