Trying to repaint one of my oldest rentals. I want to get something high-quality and don't mind spending the money. What are your top picks for good paint? I'm looking for something that will help me forget about repainting at least for the next 5-7 years.

Sherwin-williams/Duron mid grade not lowest grade is great paint.

Swiss Coffee. Probably don’t need anything else

SW is great.

No paint lasts 8 years in a rental. Better to go cheaper and repaint every 3 years

Came here to say this. If you’re turning over tenants every couple of years, don’t waste money on top-quality paint like Ben Moore or Sherwin Williams. Just go to HD or Lowe’s and get their “most popular” mid-grade stuff in a classic off-white or light beige.

Benjamin Moore in New England old homes hands down. I’ve read cc is also good though not as available.

SW!!!

My body hurts, my stomach is in knots, my head hurts. How is it that I have to mend a broken heart but also meet my billable hours lmao

Tomorrow is a big day for me!
Made a written offer on an apartment on Sunday. Owner‘s starting price was 500k. My offer is 450k. He thanked me and we are meeting this weekend to „negotiate“. Tips?

Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending. For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?
