We won a bid and are doing home inspections. There is some concern on a potential water damage in roof from a while back and the roof not having a lot of age left 5 more years max). And some minor water damage in the basement in the past. What should i do in the current market? Can I ask for credits or some show of faith from the seller?

Still low inventory. Ppl not wanting to part ways with those low rates. I’d ask, but be prepared for an unfavorable response. If it’s a place you really want, I’d just factor in the cost of repairs.

Sounds minor. A new roof will give you peace of mind. Water damage in basement may mean you need a sumo pump. Any time you buy there will always be something…

They have installed a couple of pumps already and they’re in working condition - so that should do it I guess

If it’s minor and it’s been repaired then don’t let it freak you out. Houses have issues. Ask for whatever you want but understand they could say no.

When you do replace the roof o recommend metal.

Usually when you look at a house you bring a pocket knife or a screw driver. If you poke the wood and if it’s discolored but hard it’s fine. If it’s soft or spongy it’s dry rot. Pretty easy to tell the difference. Dry rot needs repaired, discolored or stained wood is okay.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins.
