I had raised queries to payrole and they have replied with a suggestion to think twice before opting for this benifit.

They have installed a couple of pumps already and they’re in working condition - so that should do it I guess
If it’s minor and it’s been repaired then don’t let it freak you out. Houses have issues. Ask for whatever you want but understand they could say no.
When you do replace the roof o recommend metal.

Usually when you look at a house you bring a pocket knife or a screw driver. If you poke the wood and if it’s discolored but hard it’s fine. If it’s soft or spongy it’s dry rot. Pretty easy to tell the difference. Dry rot needs repaired, discolored or stained wood is okay.
You could ask, I suppose depending on the motivation and spread for the seller. What the intention are you keeping the home as primary or is it an investment. Is primary check for the state and county offers. Insurance will give great deals with a new roof.
