I have a duplex in an area that is edgy as well and I did the whole managing it myself for the first year and it was a huge headache. I have had the property management company for two years now and they have been a life saver. They have helped with finding a tenant, collecting the rent and whatever the tenants complaints are. I would say they relieve a lot of stress that comes with owning property.
Yes I pay 10% of the monthly rent.
Referrals from other friends / colleagues that own property in the area are good options.
A friend had recommended their property management company. We went with them and it’s been helpful so far. They don’t charge that much so it’s fairly affordable. Idk if I’d go with an individual person, I would rather go with a company since they have more relationships with local vendors, formal processes, and more manpower.
It depends on who you hire and how experienced they are in managing rentals. Mine was an experienced real estate without much experience managing rentals, she was awful. She called me for everything. I ended up using Avail to manage my property, run background checks, collect payment etc. I used Zillow to gather interest and sent them the Avail application link when they wanted to apply.
