What’s your opinion on ADU would be on backyard vs extending current house (multi family 2 units, large empty backyard, second floor smaller so there’s roof space beside the 2nd unit) ? Thanks!

So it all depends on if you want to change zoning or not. I don't believe adding an ADU will require a zoning change, but making it a multi-family will require a zoning change. Also, if you have a mortgage, changing the zoning may require you to refinance that note, or your lender will call the note due. Multi-family loans typically have higher rates than a single family with an ADU.

I would talk to a contractor then. They would be able to give you an idea of what would make more sense. I would imagine just extending it into the backyard would be less expensive. If you don't have the cash on had to do the project, you can always do a construction to permanent financing loan or 403B loan.

Just depends on what you want to use it for? Is it actually an extension of your own home for regular use or are you building an in-law unit / need privacy for separate home office / pool house/ etc.?

Even without LinkedIn, I see a lot of people younger than me in much better roles. They started off with relevant jobs right out of college. I graduated in 2009 when the economy tanked and worked in retail for years before I was finally able to land in corporate. Does anybody else struggle with this as well? Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Hi all, I’m in the north east metro area and due to the current RE market we decided to look into PA specifically Lancaster. Anyone in this market and have any thoughts on where it’s headed? We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month. The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
