A seller I’m working with is refusing to lower their price, even though comps clearly show the home is overpriced. It’s been sitting for 90 days, and now they’re blaming me for the lack of offers. How do you handle stubborn clients without damaging your reputation?

One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term
