You should be clear on what is happening legally. Finding someone to take over your lease doesn’t sound the same as subleasing. Subleasing means you are still obligated to pay the landlord but someone else is paying you. If your sublease tenant causes damage or doesn’t pay rent, you are obligated to cover that. Finding someone to take over the lease sound like the landlord is letting you off the hook and transferring the lease obligations to the new tenant. You should make sure you know which is happening. I have a house I rent and my tenant wants to move early. Under the lease, I can charge her until I find a new tenant but I’m obligated to make an effort to do so. I also can charge her a fee for having to find a new tenant. My lease does not have an option for her to bring a suitable new tenant for me to consider but it sounds like that might be what your lease allows. I use Craig’s List to find tenants for my house.
