Look at semi custom. We used evergreene homes. I made changes to the floor plan including changing the morning room off the kitchen into an in-law suite, completely changing the kitchen layout, moving a hallway closet, adding a covered deck, and changing the layout of the master bedroom and bathroom. Also changed the wall coverings and moldings ect.
Semi custom is ideal if you can find a floor plan you are about 70% happy with. More expensive than taking the floor plan as if, but significantly cheaper than custom.

That's pretty solid. The floor plan is really nice and I think you did some smart changes to it. Unfortunately we don't have that much space, so we were looking at the Fillmore.

Land cost isn't a factor--we've got relatives who would gift us a ~1.2 acre vacant plot of land in Lorton that we'd build on, no tear down required. As far as we know, there are no issues with the land that would create permitting or building issues.
We're looking at a 5/4, 3500-4000 sq ft house, custom home plan. Midgrade finish, we are looking to stay here indefinitely and don't particularly want to shell out for top of the line finishes with the huge uptick in costs that entails.
I realize that going with a custom home is more expensive, but the wife really hasn't cared for any of the floor plans we've looked at so far for the big name builders here.
Our budget for the build is ~$750k, which, from what I've gathered from researching so far, *should* be achievable.
W that budget and size you are going to have a sweet f’in house.

Ya, budget wise you should be fine. The only issue could be sewer/water/gas, but you should talk to a professional

My husband’s friend is an architect at a design/build firm here and they’re around $500/sqft typically. Sky is the limit honestly.
My friend built a spec house in Acquia (yikes so far) but it’s drop dead gorgeous due mostly to her impeccable finish choices and was pretty affordable, I was impressed by the price point. She wanted to build custom but spec wound up being a better fit for her timeline. But it is a super generic floor plan.
You’re going to have so much fun if you do a custom build. We’ve settled for slowly renovating our entire home. With a bit of a financial windfall I’d love to buy more land and do something custom. My boss right now is building an insane completely custom 6000 sqft house outside Indy right now (cheap as hell) and watching it unfold the last year has been really fun. Insane garages for his car and collection, pool, decks, massive driveways... everything larger than life and very much HIM.
Building from the ground up would be a dream! Real estate is my porn lol.

I had friends that built in NoVa. Your cost is going to vary largely on your finish requirements.

Totally depends on the situation. Are you tearing down and rebuilding? Or are you buying a lot and building? Which county?
For example- my house in Arlington:
-100-150k for demo, ground prep, permit and fees
- the actual house is 300-800k- cheap builders are lower but are more expensive as you add options, so it might be better to go with a better builder that offers more things standard. The house I like is 4k square feet-5 bed/6 bath for 550k. I want a couple extras so it will be an extra 50k.
-I'm looking at a total of 750k-800k
Talk to some realtors in your area to find out who builds there.

But if you decide to keep some portion of the original house, then you need different permits and certain new rules might not apply to you.
