I’m a little south in Salem so I’m not sure if he’ll go to Portland, but I LOVED Perfection Inspection. Jim is very, very thorough and will give you an amazingly detailed report.

A friend of mine has just left Infosys BPM (Consultant). He is serving notice period. It's been 1 month and it seems like manager is hell bent to make him work day and night. I will complete my Masters in Information Systems from Georgia State University this fall. Banking on my prior work experience of 5.5 years in SuccessFactors implementation (Deloitte USI), I am targeting similar kind of roles at Deloitte and PwC.
Interviewed with Deloitte for SCon position but the offer has not been released yet. PwC interview is scheduled next week.

I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?

100-150k in cash how would you invest it ? 1. Buy low priced out of state property all cash (~100k multi family in city like Cleveland ) With remaining money fix up property, rent and hold. Or 2. Buy multiple properties with loan and put down payments on 2 multi family homes, (up to ~400k each 20% down) out of state or possibly local. Buy mainly turnkey, rent and hold.
I know either way should essentially work but would love to hear different perspectives.

I’ve been thinking about getting into real estate investing. Not right now but later down the road. I’ve been trying to save up for a down payment. What are some good resources for a beginner? Blogs, YouTube, books etc I’m not looking for paid courses because I will be learning at a slow pace. Any help will be appreciated.

In this market would you decide to either use the money you have for down payment on a home, invest it stocks, something else, or just hold?

I hear a lot about cash flow with rental properties but would appreciate thoughts on whether breaking even after accounting for mortgage (interest and insurance included) as well as % set aside for repairs, vacancy, etc. is a decent strategy for building a portfolio. Alternative is wait for rates to come down, but that could easily be a few years at this point. If I find a good deal, I can always refinance my mortgage when rates drop and theoretically rental income will have increased by then.

Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!
