Does the rent you spend on the property go toward the mortgage if you buy it back from them?

No, it doesn't. This is incentive to have financing in place so that you have the option to close yourself rather than have Homeward close for you. They are happy to transfer the sales contract to you prior to closing. This cuts some of the fees you would otherwise pay, since only one closing takes place and eliminates the need to rent. But delays happen. Also, when selling a prior home, this may happen anyway, many people need to rent in between selling the old and buying the new home.

Bought a house with 10% down for 380k. Appraisal came in a 400k but now I’m doing renovations. Completely redoing both bathrooms in the house. Removing popcorn ceilings, installed new AC with new ductwork and insulation, installed a new tankless gas water heater and building out laundry room in garage. Should I refinance after this to get rid of PMI? Current rate for 30 yr is 2.625%. Aka is it safe to assume my appraisal can come back above 435k to equate to 20% equity?

I went from making $70k the last 7 years to now started a new job a month ago making $130k plus $10k bonus every year, and $60k in RSUs. I have $70k in my 401k and around $50k in savings. $530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). I hear a lot about cash flow with rental properties but would appreciate thoughts on whether breaking even after accounting for mortgage (interest and insurance included) as well as % set aside for repairs, vacancy, etc. is a decent strategy for building a portfolio. Alternative is wait for rates to come down, but that could easily be a few years at this point. If I find a good deal, I can always refinance my mortgage when rates drop and theoretically rental income will have increased by then.
