Thoughts on buying ~10 acres in VT/upstate NY, building a modest barn/garage with 1-2 BR and then waiting until I can afford to build a big house right next door using the same architectural style? I’m 23 yo, $250k net worth and yearly income of $200k (growing 15-25% a year for foreseeable future

Lot of $ if you’re only living for a few weekends each year - renting would certainly make it more economically affordable

Without knowing your projections hard to say if it’s a bad deal financially. However, I think it’s a poor life choice at this point.

The value of being young is optionality in your career and life. Making a purchase this big this young takes much of that away. What happens if you get burned out in a few years and want to move to a lower paying career with WLB, or don’t get into PE, or get a great job offer in London or HK and need to move. Having flexibility at a you g age is key and large purchases remove much of that so I would advise against it. I know many people (myself included) who changed careers and cities and are significantly happier now. I wouldn’t limit that for yourself.

Go for it, fabulous idea. I'm a female, 31 and bought a small house on two aches in PA. I live and work in NYC. I went to PA evey weekend while I had my dream home built next door. It is now complete and completely paid off, I kept the original building as a guest house. I will eventually retire there someday, however in the interim it is a fabulous new vacation home and it gives me the peace and privacy I crave. I stayed there for almost a year during Covid and it was wonderful, plus it was a safe place for my older parents to get out of the city and still be able to go outside and enjoy nature. The best decision I ever made. If this is something you are passionate about do it. My home appreciated in value so even if I changed my plans after retirement it would still be a great investment, but I wouldn't sell because I can't wait to move there permanently once I have my finances in order

like

Thank you! I hope I could eventually “gift” the guest house to my parents so they could visit whenever but have their own space/privacy

What are some factors I should consider in my decision?

No idea what the decision points would be on this, but sounds like a cool idea. Unless you’re single. Might want to check out the dating scene there a bit before you commit.

In that case definitely do it.

Great idea, hope to do this one day too. Factor I’m considering is length of build, can take a lot of time and energy unless you hire someone outright to manage start to finish

I am looking for an investment property and reached out to a realtor and had a couple of conversations with them and they have sent me the listings and I told them to start scheduling viewings and told them my availability this weekend with the houses I like. They said they would schedule something but I haven't heard back and it is now Sunday evening. I didn't follow up because I got busy, but is it a sign to change the realtor? What's the best way to find a good realtor?

Unwise to offer no appraisal contingency? Going to offer above asking price on a house with multiple bids. Realtor suggested potentially foregoing appraisal contingency to show we’re committed to closing. We have a lot of cash but wouldn’t it be a red flag if the house doesn’t appraise for the full value? How risky is it if we’re only paying 10-15k above asking? Any other considerations? Thanks!

Newbie quick question - is the 1% calculated based on rents collected, NOT including your own mortgage payment if it’s owner-occupied?

Ex: looking at a 3 family for $500k, let’s say rent is $1800/each for the 2 units, hence 3.6k month, but I live in the other. How do i apply the 1% rule here?

I’d like to stay in the same apartment complex but can’t sustainably pay (about) the same amount long term. How much do we think I could try to negotiate rent down? Rent right now would be between $1200-1300 monthly. Start them at $900 and see how it goes? Or lower/higher?

Can someone help me understand how backdoor Roth works in my situation?

I contribute the $19.5K max to a 401K each year. Would backdoor Roth be (A) the ability to roll $6K of that $19.5K into a Roth? or (B) an incremental $6K that I could contribute to a separate IRA then backdoor into a Roth?

Asked another way, does backdoor Roth allow me to actually contribute $25.5K each year, or does it just allow $6K of my $19.5K contribution to build in a Roth?

Thanks!
