I hear a lot about cash flow with rental properties but would appreciate thoughts on whether breaking even after accounting for mortgage (interest and insurance included) as well as % set aside for repairs, vacancy, etc. is a decent strategy for building a portfolio. Alternative is wait for rates to come down, but that could easily be a few years at this point. If I find a good deal, I can always refinance my mortgage when rates drop and theoretically rental income will have increased by then.

People invest in real estate for two reasons: appreciation or cash flow (if you get lucky you get both). As long as you are satisfying one of those conditions and the property is in a relatively stable area (won’t lose value, even if there isn’t crazy appreciation) I’d say it’s a good investment. But this completely depends on your own personal financial goals.

There are also tax benefits. And significant leverage opportunities. And equity pay down by your tenants as 3 more if the 5 main reasons people invest in real estate.

I will qualify by acknowledging that I understand that it depends on the individual investor, but want to confirm with some experienced folks that I’m not crazy with this line of thought.

One concept I believe would help strengthen your strategy is understanding Internal Rate of Return (IRR). In short, it essentially helps weigh opportunity costs.

Why lock in your money to break even over possibly the next few years just to spend more to refi underwater when you can invest that money elsewhere right now and earn a better return…?

If you think rents will rise over time (faster than property taxes), it’s not a bad idea. Keep in mind that with the current situation with interest rates, you could be underwater for a period of time. As long as you play the long game, you should be fine. But you need to be realistic with your repair and vacancy allowances.

Also, are you self managing? Or hiring out management?

You’ll likely have to go off MLS for decent cashflow. You may need to add value as well.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
