It’s ok to have memories, but your ROI (or return on equity) should be driving your calculation.
How much do you cashflow each year after expenses?
If you sold the house, how much cash would you clear after selling costs / paying off the mortgage / paying any LT cap gains? (Assuming you haven’t lived there in 2 of the last 5 years).
How much money would that same amount of cash earn in an index fund or invested into other assets?
Appreciate the detail. The ~20k is profit. It is give or take ~70k in gross rent.
You highlighted something completely off my radar. I thought the capital gains exception was full property but it appears only on my unit. Have to love taxes :)
